Converting Existing Bedrooms into Legal Living Units  –

Lilypad Homes is a Marin nonprofit that educates homeowners about the opportunity to add infill housing to the community through the creation of accessory dwelling units (ADUs). A new type of ADU called junior accessory dwelling units (JADUs) or junior second units (JSUs), offers homeowners a more affordable option.

JADUs are created by converting an existing bedroom into a legal, separate living unit that can be rented to generate income or used to house a friend or family member. Because these units do not add to the planned occupancy of a home, and the loads on roads and utilities were accounted for in the original building permit, utility agencies and towns have agreed to drastically cut or eliminate fees for junior units. Several towns and cities in Marin have passed ordinances to allow them. There is  also a bill to create this model statewide in the state legislature, where it has already passed the Assembly.

Lilypad Homes offers a free 45-minute phone consultation to homeowners to discuss their property and how they might create an accessory dwelling unit. A consultation can be requested via the Contact Us page at They can assist homeowners through the ADU creation process with feasibility reports, design services, and referrals to financing partners and construction professionals. They offer education that includes free lectures at libraries and in-depth classes via College of Marin and Tamalpais adult education.
